Merton Retirement Village

Situated at 45 Ogilvie Street and 7 Turtle Street, Merton Village provides a quiet, peaceful setting that gives you the opportunity to live life at your pace. The village is just off the main street and provides easy access to the shopping centre, local sports complexes, and clubs.

Our village community has grown to 46 occupied units – all with at least two bedrooms, spacious living area, kitchen, bathroom, and laundry.

For days when it is too good to spend indoors, meet your friends and neighbours at the pergola and enjoy a barbecue or a game of croquet. The Turtle Street site now incorporates a Men's Shed and community hall where residents can meet, have a yarn, or tinker about at their leisure.

The Ogilvie Street site also has a community hall for indoor activities.

Securing A Unit

There is currently a waiting list based on priority.

 Once you are on the list you retain your position notwithstanding you may decline to accept the offer of an available unit.

We require a fully refundable deposit of $200 to place you on the list. Should you wish to withdraw your name from the list at any time we will refund your deposit in full. Otherwise, we will deduct it from your entry fee when you accept the offer of a unit.

Retirement Village Entry Fees

We base the incoming contribution for a unit on the current market value of the unit at the time it is offered. The most recent contribution for a two-bedroom unit was $265,000. Unlike normal home unit purchases, the incoming contribution to Merton Village units is free of solicitor’s costs and stamp duty.

You are entitled to have a solicitor look at the contract, but that is at your expense. We encourage you to seek legal and financial advice before entering into a contract. We apply a $50 contract fee.

Merton Village Fortnightly Recurrent Charges

Our formula:

For a single resident, the recurrent charge is calculated as 27.5% of the maximum single pension

For partners in residence, the recurrent charges are calculated as 33.125% of a maximum single pension

Departure fee

Merton Village Administration’s financial responsibilities

Village Administration charges a departure fee, which is retained from the incoming contribution. We calculate as follows:

5% for the first year of residency, or part thereof

5% per year for the next five years adjusted on a daily basis

any unscheduled maintenance or repair costs necessary on your exit

any other amounts owing, such as recurrent charges.

Capital gain
The outgoing resident will receive 30% of any capital gain when the unit is sold.
